Title insurance & settlement

The trusted beacon for every closing.

Beacon Title Group handles title insurance and settlement for residential closings across the Southeast — purchase, refinance, and reverse mortgage alike. Trusted by lenders, brokers, and the homeowners they serve.

Licensed in FL SC TN GA
Reverse & HECM

Reverse closings aren't conventional closings.

HECM and other reverse mortgages carry rules, protections, and vesting requirements that don't appear in a standard purchase or refinance. Get one detail wrong and the closing stalls. Here's where the differences live.

HUD & FHA guidelines

HECM loans are FHA-insured and governed by HUD rules. The title commitment, payoff handling, and disbursement all have to line up with federal requirements, not just lender instructions.

Vesting & spouse protections

Non-borrowing spouses, trusts, and life estates change how title must be vested and reviewed. Missing a protected party is one of the most common and most costly reverse closing errors.

State-specific nuances

Recording requirements, documentary stamps, and witness rules differ across Florida, South Carolina, Tennessee, and Georgia. We close in all four and track the differences so you don't have to.

What we do

Full-service title and settlement.

We close the full range of residential transactions — from purchase and refinance to reverse mortgage title — with the same precision on every file.

Reverse & HECM

Reverse mortgage title

HECM and proprietary reverse closings handled by a team that knows the HUD guidelines, vesting rules, and borrower protections inside out.

Title insurance

Owner's and lender's policies backed by careful title search, examination, and clear, defensible commitments.

Settlement & escrow

Accurate settlement statements, secure escrow handling, and disbursement that keeps every party in step.

Purchase & refinance

Conventional purchase and refinance closings handled with the same precision we bring to the reverse side.

Lender & broker support

A responsive point of contact, clear status updates, and a process designed to make your closings effortless.

Curative & clearance

Liens, judgments, and chain-of-title issues resolved quickly so your closing date holds.

Where we close

Licensed in four states.

Privacy Policy

Effective Date: July 15, 2026

Beacon Title Group ("Beacon," "we," "us," or "our") respects your privacy. This Privacy Policy explains what information we collect through this website, how we use and share it, how we protect it, and the choices you have.

Because Beacon provides title insurance and settlement services, some of the information we handle is "nonpublic personal information" governed by the federal Gramm-Leach-Bliley Act (GLBA). Our GLBA privacy notice is set out in the section titled "Privacy of Consumer Financial Information (GLBA)" below. That section applies specifically to nonpublic personal financial information and controls over the rest of this Policy as to that information.

Information we collect

Information you provide to us. When you submit a form, request a quote, open an order, or otherwise contact us, we collect the information you choose to give us — such as your name, company, role, email address, phone number, and details about your transaction or inquiry, including any loan or borrower reference you provide.

Please do not submit Social Security numbers, account numbers, or other sensitive personal information through our website forms or by unencrypted email. If we need that information to provide services, we will collect it through a secure channel.

Information collected automatically. Like most websites, we and our service providers use cookies and similar technologies to collect certain technical information automatically, such as your IP address, browser and device type, the pages you view, the links you click, and how you arrived at our site.

Cookies and analytics

We use cookies and analytics services — including Google Analytics and analytics features provided by our website platform (Elementor) — to understand how visitors use our site in aggregate and to maintain and improve it. These services may set their own cookies and collect usage data as described in their respective privacy policies.

You can control or delete cookies through your browser settings, and you can opt out of Google Analytics using Google's opt-out browser add-on. If a cookie-preference banner is shown on our site, you can set your preferences there at any time.

We do not currently respond to browser "Do Not Track" signals. Where required by law, we honor recognized opt-out preference signals such as Global Privacy Control (GPC).

How we use your information

We use the information we collect to:

• respond to your inquiries and requests;
• provide, and communicate with you about, title and settlement services;
• open and manage orders and transactions;
• operate, secure, maintain, and improve our website;
• comply with legal, regulatory, and title-industry record-keeping obligations; and
• detect and prevent fraud or misuse.

How we share your information

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

We share information only:

• with the parties to your transaction, as necessary to provide our services;
• with our title insurance underwriters;
• with service providers who perform functions on our behalf (such as website hosting, email delivery, and analytics), who are permitted to use the information only to provide services to us; and
• when required by law, subpoena, court order, or a governmental or regulatory authority, or to protect our rights, safety, or property.

How we protect your information

We maintain physical, electronic, and procedural safeguards designed to protect the information we hold, consistent with applicable law, including the information-security safeguards required of financial institutions. We limit access to those who need it to serve you. No method of transmission over the internet or method of electronic storage is completely secure, however, and we cannot guarantee absolute security.

How long we keep your information

We retain personal information only as long as necessary for the purposes described in this Policy, or as required by applicable law and title-industry record-keeping requirements, after which we take reasonable steps to delete or de-identify it.

Your privacy choices and rights

You may contact us to request access to, correction of, or deletion of the personal information we hold about you. Depending on your state of residence and applicable law, you may have additional rights regarding your personal information.

All requests are subject to verification of your identity and to the legal and regulatory retention requirements that apply to title and settlement records. Some information governed by the GLBA and related recordkeeping rules cannot be deleted on request.

To make a request, contact us at info@beacontitlegroup.com or (561) 677-4417. We will respond as required by applicable law.

Children's privacy

This website is intended for a general business and adult audience and is not directed to children under 13. We do not knowingly collect personal information from children.

Third-party websites

Our site may link to third-party websites or services that we do not control. This Policy does not apply to those sites, and we are not responsible for their content or privacy practices. We encourage you to review the privacy policies of any third-party sites you visit.

Privacy of Consumer Financial Information (GLBA)

This section is our privacy notice under the federal Gramm-Leach-Bliley Act (GLBA). It applies specifically to the nonpublic personal information we collect in connection with providing title insurance and settlement services, and it controls over the other sections of this Policy as to that information.

Information we collect. We collect nonpublic personal information about you from the following sources: information you provide on applications, orders, or other forms (such as your name, address, Social Security number, and details about your transaction); information about your transaction with us, our affiliates, or others; and information we receive from lenders, real estate professionals, and other parties to your closing.

Information we disclose. We do not disclose any nonpublic personal information about you to anyone except as permitted by law. Permitted disclosures include sharing with the parties to your transaction, our title insurance underwriters, and the service providers who help us complete your closing (such as those handling recording, disbursement, and document delivery), as well as disclosures required by law, subpoena, or a regulatory authority.

We do not sell your information, and we do not share it for marketing purposes. Because we share your nonpublic personal information only within these permitted exceptions, you are not required to take any action, and no opt-out is necessary.

Former customers. If our relationship ends, we continue to follow the practices described in this notice with respect to the nonpublic personal information we retain.

How we protect your information. We restrict access to your nonpublic personal information to those who need it to provide services to you, and we maintain physical, electronic, and procedural safeguards designed to protect it, consistent with applicable law, including the FTC Safeguards Rule.

Informational purposes only

The content on this website is provided for general informational purposes only. It is not legal, tax, financial, or lending advice, and it is not a commitment to insure, close, or provide any service. Using this site, submitting a form, or contacting us does not create a client relationship or an order for title or settlement services.

Beacon Title Group is not a lender and does not originate mortgage loans. Information about reverse mortgages and HECM loans on this site is general and educational.

Wire fraud warning and electronic communications

Real estate and mortgage transactions are frequent targets of wire fraud and email compromise. Criminals may send emails that appear to come from us, your lender, or another party to your transaction, containing fraudulent wire or payment instructions.

Beacon Title Group will never send you wiring instructions by unencrypted email, and we will never ask you to change wiring instructions by email. Before sending any funds, always independently verify wire instructions — including the account and routing numbers — by calling a telephone number you have obtained from an independent, trusted source, not a number provided in an email or other electronic message. Do not rely on contact information or instructions contained in an email.

Email is not a secure form of communication. Please do not send Social Security numbers, account numbers, or other sensitive personal or financial information to us by unencrypted email. If we need such information, we will provide a secure method for you to send it.

General

If any provision of these Terms is found to be unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will remain in full effect. These Terms, together with our Privacy Policy, are the entire agreement between you and Beacon Title Group regarding your use of this website and supersede any prior agreements on that subject. Our failure to enforce any provision is not a waiver of that provision. You may not assign these Terms without our consent; we may assign them in connection with a merger, acquisition, or sale of assets.

Reverse specialty

Reverse & HECM closings, done right

A reverse closing answers to federal HUD and FHA program rules on top of lender instructions and state recording law. Here's what we watch on every file — and where less-experienced title work tends to break down.

What we watch on every reverse file

Vesting that reflects all eligible borrowers

Non-borrowing spouse identification and protections

Trusts and life estates that meet FHA requirements

Payoff and subordination of existing liens, in the right order

A commitment reconciled to the lender's closing package

State-correct recording, documentary stamps, and witnessing

HECM in brief

A HECM lets eligible homeowners — generally age 62 or older — convert part of their home equity into loan proceeds, typically with no required monthly mortgage payment. Because the structure differs from a forward mortgage, the title and settlement work has to account for those program rules at every step.

General information about how reverse mortgages work — not lending, legal, or tax advice. Beacon Title Group is not a lender.
